ManagedWell provides a competitive-intelligence scorecard for multifamily rental operators. By using ManagedWell (the “Service”), you agree to these terms. Please read them carefully.
ManagedWell is an informational tool. It organizes publicly available rental-market information into a dashboard and periodic summaries so you can understand how your property compares to others. ManagedWell does not set your rents, does not require or recommend that you coordinate pricing with any other operator, and is not a revenue-management or automated price-setting service. You remain solely and independently responsible for every pricing and business decision you make.
All information in ManagedWell is drawn from publicly available sources — advertised rents, unit availability, concessions/specials, and similar listing details published on apartments.com and properties’ own public leasing websites. This is the same information any prospective renter can see by visiting those sites. ManagedWell does not access, collect, purchase, aggregate, or share any private, confidential, non-public, or competitor-proprietary data (such as actual lease-transaction data, rent rolls, or internal pricing), and it does not pool such data among operators.
Any suggestion, recommendation, or “insight” ManagedWell surfaces is provided for informational purposes only and reflects publicly observable market conditions. It is a suggestion you are free to accept, modify, or ignore. ManagedWell does not facilitate, encourage, or enable agreements, understandings, or coordination among competitors regarding price, output, or terms. You are responsible for your own compliance with all applicable laws, including antitrust and competition laws.
Data is gathered automatically from third-party public websites and may be delayed, incomplete, or inaccurate, and those sites may change or restrict access at any time. The Service and all data are provided “as is” and “as available,” without warranties of any kind, express or implied, including accuracy, completeness, timeliness, or fitness for a particular purpose. Verify anything important independently before relying on it.
ManagedWell does not provide legal, financial, investment, or professional advice. Nothing in the Service is a substitute for advice from a qualified professional retained by you.
Access to ManagedWell is provided at our discretion and may be granted, limited, suspended, or revoked at any time. You agree to use the Service only for your own lawful competitive-analysis purposes, not to resell or redistribute the data, and not to use it in any manner that violates applicable law or the terms of the underlying source websites.
To the maximum extent permitted by law, ManagedWell and its operators will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss arising from your use of, or reliance on, the Service or its data.
We may update these terms or the Service from time to time. Continued use after a change means you accept the updated terms.
